Lindvest has created a fabulous two-tower development in the prime Don Mills and Eglinton neighbourhood
The first new condominium development in Toronto's Don Mills-Eglinton neighbourhood is providing homeowners with an opportunity to be part of the exciting evolution of this up-and-coming community.
Sonic, by Lindvest, will offer modern high-rise living close to the Ontario Science Centre and within close proximity to fabulous shopping, superb restaurants, excellent schools, and extensive parks and greenspace.
The project's name, Sonic, reflects the concept of the future, says Joseph Alberga, Lindvest's sales and marketing director. And with all that's going on in the area, the future is bright. "We're catching the wave" says Alberga. "This is an area that has been under-served by condos."
The most recognizable landmark in the neighbourhood is the Ontario Science Centre, across Don Mills Road from Sonic. "The Science Centre is a great anchor point. Some people in the Greater Toronto Area have no idea where Don Mills and Eglinton is, but they know the Science Centre" Alberga says. The area is also home to the spectacular Aga Khan Museum and the Ismaili Cultural Centre. Nearby is a Real Canadian Superstore, the Shops of Don Mills, E.T. Seaton Park, and the trails of Sunnybrook Park.
Getting around doesn't get any more convenient, as Sonic is located at the centre of an urban transportation hub. The Eglinton Crosstown Station, to open soon at Don Mills, will be just a minute’s walk away, providing riders with an east-west light rail link with 25 stops between Weston and Kennedy Roads, and links to the subway. The Eglinton and Don Mills bus routes will also serve residents and, for drivers, the Don Valley and Highway 401 are within minutes.
Sonic is appealing to a wide array of buyers. Some are renters who live in the neighbourhood and want to buy a home there, while others are drawn by the connectivity to public transit and the proximity to major highways. Underground parking spots are available for only $19,999, a far cry from the exorbitant price tags seen in downtown condos.
"We are finding our demographic has a higher concentration of end users rather than investors, which is the opposite of what's happening downtown" says Alberga. Everyone from young singles to families to baby boomers will call Sonic home.
Lindvest recruited a world-class team to create Sonic. Award-winning Page + Steele/IBI Group Architects has designed a sleek 28-storey tower atop a three-storey podium that will be one of the tallest buildings in the area. That tower comprises the first phase. A second similar tower will come in Phase 2.
The project is in the midst of a residential neighbourhood and suites will offer views of the extensive greenspace in the area. Sonic will have over 25,000 square feet of indoor and outdoor amenity space, including a large landscaped park designed by NAK Design Group that includes a figure eight-shaped walking path, children playground, intimate seating alcoves, a water feature and exercise equipment.
More outdoor living space for socializing and relaxing will be provided on the fourth floor, with trees and plants, al fresco lounges, cabanas, barbecues, fire pits and outdoor dining areas. Indoor amenities reflect a mid-century modern decor, and include a fitness centre with gym and yoga room, screening room, dining and party rooms.
Suites, designed by Union31, who also designed the building interiors, are timeless and modern in style and maximize living space. Linear kitchens feature two-tone wood and lacquer cabinetry, stainless steel and integrated appliances and drop-in cooktops. Baths are luxurious sanctuaries. Standard features include plank laminate flooring, floor-to-ceiling window systems, custom designed kitchen and bathroom cabinetry, quartz countertops, individually controlled heating and air conditioning, and in-suite Energy Recovery Ventilators to provide excellent indoor air quality and comfort.
Suite sizes range from 339 to 941 square feet in studio, one-bedroom, one-bedroom plus den, two-bedroom and three-bedroom designs. Most suites have generous balconies. Prices start from the low $200,000s. Occupancy is slated for January 2019.
